FAQs

Buying a tiny home is a unique journey that combines the excitement of home design with the logistics of specialized transport. Here are 10 frequently asked questions to help our customers navigate the process from initial deposit to move-in day.

🏗️ Design & Construction

1. Can I customize the floor plan of my tiny home?

Yes! Most of our projects begin with a standard model which serves as a foundation. From there, you can work with our design team to adjust the layout, choose custom cabinetry, or select specific appliances. Keep in mind that structural changes (like moving a bathroom) may impact the final price and build timeline.

2. How long does the building process take?

Once the design is finalized and the deposit is received, a typical build takes 10 to 14 weeks. This timeline can vary based on our current production schedule and the complexity of your custom features. We provide regular photo updates so you can watch your home take shape!

3. Are your tiny homes certified for year-round living?

Absolutely. We build to NOAH or RVIA standards, ensuring the home meets strict safety, structural, and electrical codes. Our homes feature high-performance insulation and HVAC systems designed to keep you comfortable in both freezing winters and humid summers.

💰 Financing & Legal

4. What are the payment terms and deposit requirements?

To secure a spot in our build queue, we require a reservation deposit (typically 10%). The remaining balance is usually split into milestone payments: 40% when construction begins, 40% after the “dry-in” phase (exterior finished), and the final 10% prior to delivery.

5. Do you offer in-house financing?

Yes. Apply here

6. Where can I legally park or place my tiny home?

Zoning laws vary significantly by county and city. Generally, you have three options:

  • Private Land: As a primary residence or an Accessory Dwelling Unit (ADU).
  • Tiny Home Communities: Dedicated villages with pre-approved zoning.
  • RV Parks: Best for tiny homes on wheels (THOWs).
  • We strongly recommend checking with your local planning department before finalizing your purchase.

🚛 Delivery & Site Prep

7. What do I need to do to prepare my site?

Your site must be level and compacted (usually with gravel or a concrete pad) to prevent sinking or shifting. You are also responsible for ensuring that utility hookups—water, septic/sewer, and a 50-amp electrical pedestal—are installed and ready for connection.

8. How is the tiny home delivered?

We use professional, insured heavy-duty haulers to deliver your home. For tiny homes on wheels, we pull them directly to your site. For foundation-based models, a crane or tilt-deck truck may be required. Please ensure there is a clear path at least 15 feet wide and 15 feet high for the delivery vehicle.

9. Do I need special insurance for a tiny home?

Yes. If your home is on wheels, you’ll need a specialized Tiny House or RV policy that covers it during both transit and stationary living. If it’s on a foundation, it can often be covered under a standard manufactured home policy. We can refer you to agents who specialize in this niche.

🛡️ After-Sale Support

10. Does my tiny home come with a warranty?

We provide a 20-year limited warranty on the craftsmanship and structural integrity of the home. Individual appliances (stoves, water heaters, AC units) are covered by their respective manufacturer warranties. We also provide a “Homeowner’s Manual” to help you maintain your systems for years to come.
