Moving a tiny home is a precision operation that involves specialized equipment and careful route planning. Whether your home is on wheels or a foundation, here is what you need to know about the delivery process.
🚛 Delivery Methods
We utilize three primary methods to transport your tiny home, depending on its design and your site’s accessibility:
- Power-Only (Towing): For Tiny Homes on Wheels (THOWs). A professional heavy-duty truck hitches directly to your home’s trailer and tows it to your location.
- Flatbed Transport: For homes built on a removable chassis or those intended for permanent foundations. The home is loaded onto a low-profile flatbed trailer to stay within height clearance limits.
- Crane Placement: If your site has restricted access (e.g., behind a main house or over a fence), we coordinate a crane to lift and precisely place the unit onto its pad.
📏 Size & Permit Regulations
To ensure a legal and safe journey, we manage all necessary road permits. Standard transport limits are:
- Width: Up to 8.5 feet (Standard) or up to 12 feet to (Oversized, requires wide-load permits).
- Height: Maximum 13.5 feet from the ground to the roofline to clear highway overpasses.
- Weight: Typically between 10,000 and 25,000 lbs.
Note: For homes wider than 12 feet, “Pilot Cars” (escort vehicles) may be required by state law to lead and follow the transport truck.
📍 Site Access Requirements
Before the driver arrives, your site must meet the following “Clear Path” criteria:
- Vertical Clearance: At least 14 feet of overhead space (watch for low-hanging tree branches and power lines).
- Horizontal Width: A minimum path of 12 to 15 feet wide.
- Ground Condition: The path must be firm, dry, and compacted. Heavy trucks can easily sink or get stuck in soft mud or loose soil.
- Turning Radius: Professional transport trucks require wide, gradual turns. A 50-foot turning radius is recommended for maneuvering.

In 2026, delivery prices are calculated based on mileage, fuel surcharges, and permit fees:
Final quotes are provided 3 days before delivery to account for current fuel and permit pricing.
🛡️ Delivery Day Protocol
- Inspection: Upon arrival, you and the driver will perform a final “Walk-Through” to ensure no shift-related damage occurred during transit.
- Leveling: The driver will place the home on your prepared pad. While they will assist with initial positioning, final precision leveling is the responsibility of the homeowner or a local contractor.
- Insurance: Your home is fully insured by our transport partner from the moment it leaves our facility until it is unhitched at your site.

NB: Instances where delivery is offered for free within 100 0r 1000 miles, The cost of the free miles is deducted from the Total. Also these prices have already been subsidized by the Government and some NGOs to ensure that people can reach affordable housing solutions.
